Conveyancing – the truth

Conveyancing, in its simplest form, is the preparation of documentation for the transfer of the legal title of a property from one party to another. In reality it is more complicated than this – some of the major milestones are:


  • Issuing a package of Contract documentation in a sale and receiving one in a purchase;

  • Lodging Searches;

  • Checking the Title to the property;

  • Responding to enquiries raised in a sale and raising enquiries on a purchase whilst ensuring Client and Lender interests are protected;

  • Reviewing the results of Searches in a purchase and, if necessary, raising any enquiries with the Seller’s Solicitors;

  • Signing of the transaction documentation;Reviewing and dealing with any issues raised by a mortgage offer in a purchase;

  • Dealing with exchange of Contracts and completion and subsequently post completion matters including any necessary Stamp Duty Land Tax Return and the Land Registry application.
